General Guidelines
Windows & Climate Control
If you’d like to open the windows for fresh air, please turn off the air conditioning or heater first. This helps conserve energy and allows us to keep rental rates reasonable. Thank you for your cooperation.
Quiet Hours
Quiet hours are from 10:00 PM to 6:00 AM. Please note that we live on a working farm. While we do our best to be considerate, roosters and other farm sounds are part of rural life, especially early in the morning.
Smoking Policy
Smoking of any kind—including vaping—is not permitted inside the cabin or near the entrance.
- A $250 cleaning fee will be charged if smoking occurs inside the cabin.
- Smoking is permitted only on the screened-in porch, away from the cabin entrance.
- If smoking on the porch, please ensure all cabin windows are closed.
- Cigarette butts must be disposed of properly and not discarded on the ground, as they are harmful to wildlife.
Robot Vacuum
The cabin is equipped with a robot vacuum cleaner.
- Please empty the dust bin daily.
- The remote control is located in the basket on the coffee table.
- The vacuum may occasionally get stuck under the refrigerator—thank you for assisting if needed.
Property Gate
The gate to the property is typically kept closed. If you find it closed when entering or leaving, please be sure to close it behind you.
Prohibited Activities
Growing marijuana or any illegal substances on the property is strictly prohibited.
Local Church (Optional)
If you’re interested, we attend Heritage Bible Church, located just 6 minutes away at 14 Beaverfork Road, Conway, AR. Sunday service begins at 11:00 AM. Dress is casual, and visitors are always welcome.
Cabin Care
- Please remove hair from the shower drain after use.
- Do not pour grease or butter down the sink, as this can damage the septic system.
- Only toilet paper and human waste may be flushed. No wipes of any kind (even those labeled “flushable”).
Pets
Pets are not permitted on the property.
- Exceptions are rare and must be approved in advance.
- Unauthorized pets will result in a $300 penalty or immediate termination of your stay.
Laundry
- Please do not use detergent pods, as they can damage the washing machine. Liquid or powder detergent is acceptable.
- Remove lint from the dryer after each use.
- A five-line clothesline is located just north of the cabin for hang-drying laundry.
Trash & Recycling
Trash
- Trash should be placed in the black bin by the road.
- Pickup occurs every Tuesday.
- Please do not allow trash to accumulate inside the cabin or on the porch.
For long-term stays (over 30 days), periodic property inspections may be required to ensure the cabin is being properly cared for.
Recycling
We encourage recycling whenever possible.
- The blue bin on the porch is for clean plastic and paper only.
- Glass recycling has a separate container, also located on the porch.
- Please rinse all containers before recycling.
- If bins become full, notify us and we will arrange removal.
Visitors
- No parties or events are permitted.
- A visitor is defined as anyone not listed on your reservation.
- Visitors must be approved in advance and may not be left unattended on the property.
- Approved overnight visitors will incur a $15 per night fee.
Please note that we live on the property, and our dogs may roam freely. For everyone’s safety, unapproved visitors are not allowed.
