General

If the weather is lovely and you’d like to open the windows for some fresh air, please turn the AC/Heater off first. You’d be surprised how many folks don’t consider the energy waste and proceed to open the windows while the ac or heat also runs. I guess we are just super conservative to most. (Thank you for helping us keep the rental at a moderate price by keeping energy rates down.)

Quiet hours are from 10pm-6am. Unfortunately, we cannot get our roosters to comply. We live by the sun. We typically are in by dark and usually up before sunup to get a head start to our day.

We don’t allow smoking of any kind inside the cabin or near the entrance, this includes vaping. You will incur a $250 fee if found smoking inside. Smoking is allowed in the screened-in porch, away from the entrance to the cabin. If you are on the porch smoking, please make sure you do not also have windows open. Cigarette butts are to be disposed of properly, not tossed on the ground. These do not bio-degrade, are trashy and harmful to our birds.

The cabin is staffed with a robot vacuum cleaner. Please empty her dust bin daily, so that she can clean your space. She can be scheduled to run automatically via the remote (found in the basket on the coffee table). She’s not the brightest and will sometimes get stuck under the refrigerator.

The gate to our property typically stays closed. If you are coming or going and it is closed, please be sure to close it behind you.

Please don’t grow pot on our land. (Trust me, you’d think this wouldn’t need to be mentioned, but it’s happened before. So….)

We attend Heritage Bible Church, just 6 mins down the road, at 14 Beaverfork Road Conway, Arkansas. We’d love for you to join us. Service begins at 11am on Sundays. It’s a very small congregation and dress is casual.

Cabin Care

Please clean the shower drain of your hair after use.

No grease or butter down the drain. This is harmful to our septic and will clog the sink.

Nothing besides toilet paper and human waste is to go down the toilet. No wipes of any kind, even if they claim to be toilet-safe. Don’t trust it.

Pets

I’m sorry, but after a few bad experiences with guests and pets, we are not able to allow pets on the property anymore. Occasionally, we will make an exception, but it’s rare. If you ignore this policy, a $300 penalty will be added to your stay, or you may be asked to leave immediately.

Laundry

Please do not use laundry detergent pods. They will clog up the machine. Regular liquid or powder detergent is fine.

Remove lint from the dryer after each use.

A hanging 5-line is just outside the cabin to the north if you’d like to hang-dry your laundry. If you’re environmentally-friendly folks like us, or just frugal, you’ll dig this option. :) You’ll find us doing it pretty much 99% of the time, unless weather just doesn’t allow.

There’s a robot vacuum cleaner that will run every day around 3pm. If you want to stop it from running, just press the button on the top and put it back on it’s base. Please empty the bin daily, so it can continue to vacuum and clean for you during your stay.

Trash

Trash is to be collected and placed in the black trash bin outside by the road each week. Trash pickup is every Tuesday. Please don’t let trash pile up inside the cabin or in the porch. (If you’re a long-term guest [more than 30 days], we will require frequent inspections of the property. We’ve dealt with some pretty nasty folks in the past, unfortunately. This is our second home, so we want to ensure it’s treated with care.

Please be green.

If you choose to recycle, you’ll find a blue recycling bin on the porch. This is for plastic and paper ONLY. Please clean any food or drink containers before placing them in the recycling bin.

We deliver all recycling to the city dump ourselves once or twice a month. We highly encourage you to recycle. If your recycling bin is full, please let us know and we will add it to our pile to give you more room.

Glass recycling is in a separate container. You’ll find a container for that also on the porch. Please let us know when this is full, as well. Please clean/rinse all containers before placing in the recycling bin.

Visitors

No parties, please.

Seriously. We are super picky about who we invite on our property. We’ve turned down guests in the past that we got a bad vibe from or if things popped up while doing a background dig (Angela is quite the investigator)… we are inviting you into our happy space here on the farm. We ask that you help keep that space peaceful.

A visitor anyone not already included as a guest in your booking/reservation.

Visitors are only allowed by request and are not to be left alone on the property when the guest is not also present. We also reside on the property and our dogs often run loose.  Our dogs will not take too kindly to random strangers coming onto the property. This is for everyone’s safety.

Approved overnight visitors will incur an additional $15 fee per night.
